    If you’re an investor seeking immediate rental income or a homeowner eager to move in quickly, Dubai boasts a wide selection of ready properties. These homes, across urban centers, beachfront locations, and tranquil nature settings, are move-in-ready, allowing you to enjoy your new space from day one. Additionally, ready properties often qualify for higher loan-to-value (LTV) ratios, making it easier to secure financing from banks.

    Dubai’s ever-evolving skyline is a testament to its thriving off-plan property market. With new developments popping up regularly, you can secure prime real estate at attractive prices with convenient payment plans that stretch until handover. These properties often promise strong rental returns, excellent return on investment (ROI), and significant capital appreciation upon completion, making them ideal for investors and future homeowners alike.

    The timing of your purchase depends on a couple of things.
    Firstly, if the property is empty, it’s easier to schedule. But if there are tenants, we’ll need to coordinate.
    Secondly, how you’re paying matters. If both sides are getting financing, it usually takes about 8 weeks. If the buyer is getting financing but the seller wants cash, it’s usually around 6 weeks. If everyone’s using cash, it can be as quick as 1 to 4 weeks.
    Considering these factors will help us figure out the best timeline for your purchase.

    There are several fees associated with purchasing property that you should be aware of:

     
    1. Transfer fee:
    Whether you’re buying off-plan or a ready property, you’ll need to pay a 4% transfer fee to the Dubai Land Department. Some developers may cover part or all of this fee as an incentive to purchase.

    2. Agent fee:
    This typically amounts to NOT SURE HOW MUCH IS OUR COMMISSION. However, on off-plan properties, developers usually pay the agent’s fee, so the buyer doesn’t have to cover this cost.

    3. Community service fee or maintenance charge:
    These fees are determined based on the RERA service and maintenance index and are charged on a per square foot basis. They typically range between AED 2 to AED 30 per square foot, depending on the area.

    4. Mortgage registration fee:
    If you’re financing your purchase with a mortgage, you’ll need to pay a total of 0.25% of the registered loan amount to the Dubai Land Department.
    Certain properties may be vacant at the time of purchase as they’re currently rented out, while others may have tenants who are not willing to vacate.
    In the event that the property is rented, the existing tenancy agreement and its terms will be transferred to you as the new landlord. If you intend to occupy the property yourself, you’ll need to provide the current tenants with a minimum of 12 months’ notice, unless this has already been arranged by the seller.
    Regardless of your situation, seeking guidance from a knowledgeable expert is advisable. This ensures clarity on any necessary steps or important considerations moving forward.
